Tenant Build Out for North Risk Partners

North Risk Partners is among the largest, privately owned independent insurance agencies in the Midwest with over 400 employees serving clients from over 30 locations across five states.
St. Paul, MN - A growing insurance agency, North Risk Partners was looking to update their existing space with new finishes and furniture.
Prime General Contractors was engaged to update finishes in approximately 21,000 square feet of the tenant space for this North Risk Partners location. Buildouts can be complex, time-consuming, and expensive. However, with proper planning and simplification there are tried and true ways to save time and money.
The build out of space for North Risk Partners required a hybrid mix of private and open office space as well as flex or "hotel" stations. Also needed was a reception area, staff break room, conference space and several meeting rooms. Existing semi private office space was modified to lift walls to the ceiling for full privacy.
The premium space included building out new offices, extending existing walls to the ceiling for privacy, LVT flooring, tile carpeting, drop down ceiling grids, new lighting and fixtures. Bathrooms received new counters, upgraded touch free fixtures and towel dispensers. Walls were repaired and painted to the client's color palette.
Other considerations included:

Phased Construction in an occupied facility (click on phasing plan to the right): Prime General Contractors completed 3 separate phases which required substantial coordination of phased construction within and around an occupied facility.
New facility mechanical upgrades to address heating & cooling issues.
HVAC duct cleaning of entire facility.
